Common questions
How do you decide on an offer?
We look at what similar homes nearby have sold for, then account for the repairs the house needs. Hans will walk you through how he got to the number so it makes sense to you.
Do I have to clean out the house first?
No. Take whatever you want to keep, and leave the rest. We'll handle everything left behind after closing.
The house is in probate. Can we still talk?
Yes. We're glad to work with the personal representative and the estate's attorney. We can talk now, plan around the court process, and close once the estate is able to sell.
How fast can you close?
It depends on the title work, but often within a few weeks. If you need more time, that's fine too. You pick the date.
Are there any fees or commissions?
No commissions, and we pay the normal closing costs. The offer we give you is what you can expect to walk away with, aside from any mortgage or liens already on the property.
Do you only pay cash?
Most of our purchases are cash. In some situations we can offer other options, such as a higher price paid over time. Hans is happy to explain if that interests you.
Am I obligated if I ask for an offer?
Not at all. An offer is just information. Many people use it to compare their options, and that's completely fine with us.
